How does the Project Development of a Building or a Property by redserve work?

Our client, an industrial company in Tyrol, had a property that it no longer needed for operational purposes in the heart of the town in which it is also based. The facility consisted of old storage and production buildings that were unsuitable for any alternative use.

redserve drew up a comprehensive location study and market analysis in order to survey the relevant location factors and, as a result, identify potential economically viable uses. An initial pre-feasibility study showed whether the various key numbers justified any further work. The results were presented to and discussed with the client in line with a defined framework of objectives, following which the potential uses could be determined on the basis of the resulting prioritisation and the legal agreement with the local council.

The formulation of a product concept enabled the key requirements to be established, areas and functions to be defined and, as a result, an implementation concept with realistic timetables and costs to be developed. In parallel with this, it was now also possible to determine a corresponding marketing and commercialisation strategy and to begin the market approach. During this, redserve was able to identify not only the hotel operator but also key commercial users for the project.

As it was important to the client that a number of proposals for the architectural solution were generated, redserve organised an invited architectural competition. In order to guarantee absolute objectivity, redserve participated in neither the preliminary examination of the entries nor the jury meeting. An external partner with the necessary experience is commissioned to perform such tasks.

As the client’s representative, redserve ensured that the cost targets, the timetable and the quality standards that had been agreed with the users were met during the implementation of the project. redserve was also responsible for all necessary documentation and the business and liquidity plans as well as the development of the areas that received housing subsidy.
