Revitalisation of the innercity of Linz

In 2010, redserve was commissioned to develop the new downtown quarter in Linz. The objective was to fill a property that had already been largely vacant for a long period with new life.

On the basis of a location study and market analysis backed up by a period of more detailed examination a multifunctional centre was clearly the most commercially promising overall solution. The subsequent expert investigation and calculation of the expected costs and returns underlined the economic potential of the Promenaden Galerien.

The mix of offices, rental apartments and needs-oriented shopping and restaurant areas puts the benefits for the city and its residents at the forefront. The heart of the development is the new urban quarter for the OÖNachrichten. A 129-room hotel and an event space, whose 200 seats can also be used as an art-house cinema, complement the facilities offered by the Promenaden Galerien.

The multifunctional pedestrian passage offers optimal benefits and the safeguards the profitability of the complex over the long-term. This passage provides access to 13,000 m² of offices and 1,720 m² of retail space, restaurants, 54 rental apartments, a budget hotel and an area for events with a 200-seat capacity.

A solidly-based operator concept was drawn up in order to ensure the long-term economic success of the project. Today, the Promenaden Galerien are a successful urban symbiosis of aesthetic, functional and economic parameters.
